We inspect the entire house inside-out for visual deficiencies in the following major components of house:
Roofing material and its overall condition, coverings, drainage, flashings, drip edges, chimneys, skylights, eaves and soffits and downspouts, vents and any visible deficiencies with the roof.
Foundation, walls, floors, ceilings, columns, beams and roof members. These are the components that incorporate the real strength of the home and are very costly if overlooked. Various cracks, settling of the foundation etc.
Grading, drainage, drip edges, eaves and downspouts, stairs, railings, walkways, retaining walls, decks and porches, exterior finishes , intake and exhaust vents, windows and doors, electrical service entrance, natural gas service, garages, garage doors and door openers, exposed foundation walls and nearby trees, shrubs and vines which may be causing or may cause problems in near future.
Ceilings, walls, floors, stairs, railings, windows, doors, insulation and vapor retarders in unfinished spaces and fireplace.
Condition of furnaces and water heaters, heat rise of running furnace, air flow at registers, filter.
A/C unit’s condition, respond to thermostat controls, line temperatures and air flows at registers.
Main service entrance, distribution panels, amperage and voltage of service, main shut off, branch circuit conductors and their over current protection, receptacles, polarity and grounding, switches and light fixtures.
Main entrance and shut off, piping materials, supply and waste piping along with venting, cross connections, hose bibs, clean-outs, water pressure, flow, main shut off, traps and drain flow.
Visual inspection of insulation of attic and unfinished areas.
Ventilation of laundry, washroom, kitchen and attic area.
